How Long Does a VA Loan Take to Close?

By Jason Skinrood, NMLS #180306 · USAF veteran · 1,200+ VA loan closings · Updated October 2026

The Short Answer

A VA purchase can close in 30 days or less from an accepted offer, the same as a conventional or FHA loan. The VA appraisal is the one VA-specific step, and it fits inside that window. What keeps you on schedule is a real pre-approval before you shop, documents ready to go, and a lender that does VA loans regularly.

Most delays start before the offer. The free course shows you how to be ready on day one.

The VA loan closing timeline, step by step

Here's how a 30-day VA purchase typically comes together, starting before you make an offer:

  1. 1 Before you make an offer

    Get a real pre-approval

Your lender reviews your credit, income documents and Certificate of Eligibility up front. This is the step that makes a 30-day closing possible, because most of the file is already done when you go under contract.

  2. 2 Day 0

    Offer accepted

Send the signed contract to your loan officer the same day. Your earnest money goes to the title or escrow company, and the clock starts.

  3. 3 Days 1–3

    Application, disclosures and appraisal order

You receive your Loan Estimate and sign disclosures. The lender orders the VA appraisal, and VA assigns an appraiser. Schedule your home inspection now, within your contract's inspection period.

  4. 4 Days 3–14

    VA appraisal and processing

The appraiser contacts your agent to schedule the visit. Turnaround depends on your area, but most VA appraisals come back in one to two weeks. Meanwhile, the processor orders title work and gathers any remaining documents from you.

  5. 5 Days 10–21

    Underwriting and conditions

An underwriter reviews the full file. Any requests for documents or explanations come to you through your loan officer or processor. Fast, complete answers keep the file moving.

  6. 6 Days 21–27

Clear to close and Closing Disclosure

Once every condition is met, the loan is clear to close. You receive your Closing Disclosure at least three business days before closing to review the final numbers.

  7. 7 Day 30 or sooner

    Closing day

You sign, the loan funds, and you get the keys.

Day ranges overlap because several steps run at the same time. Your contract sets the actual closing date.

Do VA loans take longer than conventional loans?

No. It's one of the most common VA loan myths. The VA-specific steps, the VA appraisal and its Minimum Property Requirements, run alongside processing, not after it.

When a VA loan does run long, it usually traces back to one of three things: a lender that doesn't do VA loans regularly, a property that needed repairs, or a buyer who went under contract without a real pre-approval. None of those are the VA loan's fault, and all three can be handled before you make an offer.

What can slow down a VA closing

Appraisal repairs

If the home doesn't meet VA's Minimum Property Requirements, the appraiser lists required repairs. They have to be completed, and sometimes re-inspected, before closing.

A low appraisal

Under VA's Tidewater process, the appraiser warns the lender before finalizing a low value, and your side gets two business days to send better comparable sales. A Reconsideration of Value can also add time.

Missing documents

A pay stub, bank statement or explanation that arrives late holds up underwriting.

Credit or job changes

Lenders re-verify credit and employment before closing. New debt or a job change mid-process can force the file back through underwriting.

Condo approval

A condo has to be on VA's approved list. If it isn't, the approval process can take extra time.

Title issues

Liens, estate questions or survey problems on the seller's side have to be cleared first.

A deployed borrower

You may need a power of attorney, and an Alive & Well Statement from your commander or personnel officer dated within a few days of closing.

How to keep your VA closing on schedule

  1. 1

Get fully pre-approved before you shop. Credit, income documents and your Certificate of Eligibility reviewed up front, not just a quick estimate.

  2. 2

Have your income documents ready. Pay stubs or LES, plus documentation for any other income you'll use, such as VA disability, military retirement, Guard/Reserve drill pay, BAH or self-employment income.

  3. 3

Know which bank statements you need. Only the accounts your earnest money and closing funds come from. Signed tax returns are needed only if you're self-employed, a 1099 contractor or have rental income.

  4. 4

Answer requests the same day. When your loan officer or processor asks for something, a same-day answer can save days.

  5. 5

Schedule the home inspection right away. Finding repair issues early leaves time to handle them before the appraisal or closing.

  6. 6

Work with a VA-savvy agent and lender. A team that does VA loans regularly orders the appraisal fast and knows how to handle Tidewater and repairs.

  7. 7

Don't change anything until you close. No new credit, large purchases or job changes without talking to your loan officer first.

Frequently asked questions

How long does a VA loan take to close? +

A VA purchase can close in 30 days or less from an accepted offer, the same as a conventional or FHA loan. A strong pre-approval, quick document turnaround and a lender that does VA loans regularly make that timeline realistic.

Do VA loans take longer to close than conventional loans? +

No. The VA appraisal is the main VA-specific step, and it fits inside a normal 30-day timeline. Delays usually come from the property, missing documents, or a lender that doesn't do VA loans often, not from the VA loan itself.

How long does a VA appraisal take? +

It depends on your area, but most VA appraisals come back in about one to two weeks after the lender orders them. If the appraiser lists required repairs, add the time to complete them.

How long does VA loan underwriting take? +

Initial underwriting review often takes a few business days. Total time depends on how quickly any requested documents or explanations come back through your loan officer or processor.

Can a VA loan close in less than 30 days? +

Yes. With a full pre-approval, a quick appraisal and a clean file, many VA purchases close faster. The three-business-day Closing Disclosure review sets a floor near the end.

How long does a VA refinance take? +

A VA streamline refinance (IRRRL) often closes faster than a purchase, because it usually doesn't require an appraisal or income verification. A VA cash-out refinance follows a timeline closer to a purchase.
